The Challenge
The concierge reported a distressed individual requesting keys to access an apartment. There was no digital authorisation or ID verification, nor had the leaseholder provided direct instructions. It became apparent the person had attempted to book the apartment on Airbnb, claiming they had permission.
This raised serious concerns: unauthorised subletting is a lease breach and can cause noise, security risks, and disputes among residents. During investigation, we found a growing pattern of short-term lets, music videos, and parties - one involving over 200 people on a single occasion.
The Obstacles

Conducted external inspections of apartments suspected of unauthorised use
Updated the concierge, estate security, and local police to ensure vigilance and swift response
Established a regular reporting system and documentation for the developer and investors
The Outcome
The immediate subletting issue was stopped, preventing further risk to residents. Ongoing monitoring detected other potential breaches early, and warnings were issued where necessary. The leaseholder understood the consequences of unauthorised subletting and compliance improved significantly. Residents and the estate management were reassured that issues were being actively managed.
