The Challenge
A resident reported mould in various parts of their property, including the front room, hallway, bathroom, and bedroom. Some mould was high-level black mould, while other areas experienced low-level damp. The resident was cooperative, but the leaseholder proved difficult, uncooperative, and at times aggressive.

Assigned a contractor for external and internal inspections
Identified causes: low-level damp from a failed Damp Proof Course (DPC), high-level damp from a slipped tile on the block’s porch roof, and condensation leading to black mould
Provided the resident with practical guidance on reducing condensation:
Open kitchen and bathroom windows while cooking or bathing
Dry clothes outside where possible, avoiding radiators
Cook with lids on to reduce steam
Regularly open doors and windows for ventilation
Use extractor fans and dehumidifiers if available
Requested the leaseholder provide a sublet licence where relevant, highlighting lease compliance and consequences of non-compliance
Conducted the repairs to address both condensation and water ingress
Maintained clear communication with both the leaseholder and resident throughout
The Outcome
The damp and condensation issues were fully addressed, with repairs completed to professional standards. The leaseholder submitted the necessary consent for subletting, ensuring compliance with the lease, while the resident expressed gratitude for the swift and thorough resolution. Both parties now understand their responsibilities, minimising the risk of future disputes.
