The Challenge

Our client, a private landlord in Southwark, had accepted a lodger under what seemed a straightforward agreement. For a few years, things ran smoothly, rent was paid on time, and the lodger appeared to be a low-maintenance occupant.


That quickly changed. Rent payments became irregular, then stopped entirely. Energy bills spiked unexpectedly, leading to suspicions of unauthorised additional occupants. A routine inspection confirmed the worst: the property had been damaged, and the landlord faced a tenant who was both uncooperative and financially unreliable.


The landlord was caught in a difficult position: determined to resolve matters but conscious about escalating conflict or mishandling the process legally.

  • Direct Negotiation – We opened communication channels with the lodger, setting out a clear timeline for compliance and exit.

  • Contingency Planning – Prepared for escalation via solicitors if cooperation failed, but kept this as a last resort.

  • Post-Exit Recovery – Once possession was regained, we arranged for the damage to be assessed, repairs carried out, and utility accounts stabilised.


The Outcome

The matter was resolved more swiftly than expected. The lodger accepted the notice, vacated the property without contest, and returned the keys. There was no need to involve solicitors, saving the landlord both time and money.


The property was restored to a lettable standard, with all damages repaired and utility bills stabilised. While the landlord ultimately chose not to re-let, they were reassured that the asset was back under their control and no longer a liability.
