The Challenge

In one of the high-rise blocks, multiple leaseholders reported water ingress. Early reports suggested isolated incidents, but the volume of complaints indicated a systemic issue affecting several apartments on the same floor and below. The building’s sprinkler system was suspected, but the source was unclear, and damage to individual flats was increasing.


The Obstacles

  • Numerous reports from different flats required careful coordination

  • Water egress had no clear boundaries, making investigation complex

  • Ceiling tiles and floors were at risk of further damage

  • Multiple leaseholders were concerned and needed reassurance


Our Approach

We acted quickly to prevent further damage and resolve the issue:

  • Issued a notice to all leaseholders in the block to alert them of the investigation

  • Coordinated inspections by the in-house maintenance team, identifying a pattern in reported flats

  • Removed ceiling tiles in hallways and made key-hole inspections in affected apartments

  • Discovered the sprinkler system was improperly installed and repaired it across the block

  • Undertook minor repairs including paintwork and floor replacement in affected flats

  • Maintained regular communication with leaseholders, developer, and investor to keep everyone informed and reassured

  • Monitored the block post-repairs to prevent recurrence


The Outcome

All leaks were resolved, and the faulty sprinkler system was corrected. Damage to the flats was repaired promptly, and residents were kept updated throughout the process. Leaseholders expressed gratitude for the swift and organised resolution, and investor and developer confidence was maintained.
